The Commercial Leasing Asset Manager is the point of contact and leader in the field for the Commercial Leasing department of Vail Resorts. The position will be located in Eagle County, Colorado. Under the guidance and support of the Senior Director of Commercial Leasing (located in Broomfield, CO), the Asset Manager is responsible for staying abreast of retail and restaurant trends and identifying new tenants and prospects; handling lease analysis, generation and execution; providing financial evaluation and reporting; and effectively fulfilling leadership roles on boards and with senior leadership teams within each respective village. This position must have the ability to communicate effectively (written and verbal), read and interpret commercial leases, evaluate and structure lease deals, prepare and finalize LOIs, be adept at financial analysis, and be organized and meticulous in lease administration. Additional responsibilities include (but are not limited to):

  • Supervise and effectively coordinate maintenance, repair, construction, design and mechanical projects on behalf and in conjunction with commercial tenants

  • Develop a good working relationship with all tenants and village leadership

  • Handle collections from delinquent tenants; implementing all legal means of collection or termination procedures under the guidance of the Director

  • Maintain lease files and records

  • Provide all required management reporting and interface with the finance team, participating as a critical leader in the budgeting process

  • Ensure that all lease information is current and accurate on management reporting and billing, including certificates of insurance, HVAC maintenance, etc.

  • Represent the company and participate as the commercial representative on HOA boards and monitor HOA budgets on behalf of commercial tenants

  • Assist with tenant compliance of resort Rules and Regulations and Policies and Procedures •Other duties as assigned

Requirements:

  • Bachelor’s Degree

  • 3+ years working in leasing, asset management, property management

  • Computer Skills: Outlook, MS Office (Excel, Word, Powerpoint)

  • Strong communication skills, both verbal and written

  • Ability to negotiate leases, read and interpret legal documents including: leases, maintenance contracts, HOA documents

  • Strong customer service ability (tenants, vendors, senior leadership)
