Heavenly Resort Property Management is a premier property management company in South Lake Tahoe, providing comprehensive management services for individual homeowners renting their units on a short-term basis. This Vacation Rental Manager (PM III) manages 80+ lakefront vacation condos within a few miles of the base of Heavenly Ski Resort. Property Manager will work closely with the front desk, housekeeping, and the maintenance staff to deliver Vail Resorts’ mission of Experience of a Lifetime to homeowners and guests. Success in this position is strong financial performance, well-maintained properties and satisfied homeowners and guests. No two days look the same in vacation rental management.
Duties include but are not limited to:
Building and maintaining relationships with homeowners to facilitate acquisition and retention of management agreements for vacation homes.
Providing exceptional service to rental guests, homeowners and homeowners' guests.
Interviewing, hiring, training and coaching on-property staff, both management and front line.
Manage rental properties including weekly inspections, coordination of repair or maintenance work and communication with homeowner when appropriate.
Manage rental inventory and reservation availability to best serve participating homeowners and rental revenue potential for the Heavenly Resorts Hospitality.
Work with Revenue Management to establish rental rates and terms throughout fluctuating business demands each year in an effort to maximize profits for both the rental program participant as well as Heavenly Resorts Hospitality.
Communicate between RMAC, rental program participants and property management on a variety topics including homecare, preventative maintenance, housekeeping and overall homeowner interests.
Conduct residence inspections on a regular basis, focusing on cleanliness, preventative maintenance and guest compliance with rental rules and regulations; maintain inspection documentation and communicate notable findings to property management and homeowner.
Complete annual unit surveys and provide feedback to property owners
Attend RMAC and HOA meetings
Manage homeowner communication including quarterly newsletters and annual surveys
Manage homeowner billing and rental income statements
Communicate and maintain compliance with Rental Program Brand Standards for each program participant to offer a consistent, high quality rental product for guests.
Manage Daily Operations of the Front desk, Housekeeping and Maintenance
Oversight of onsite Transportation and Security
Develop and maintain relationships with homeowners and Board of Directors of the HOA and RMAC.
Coordinate housekeeping and maintenance
Develop and implement new programs to ensure the highest quality of service to all homeowners, guests and employees.
Hiring, training, scheduling, and payroll oversight for all staff
Other duties as assigned
High school diploma or equivalent -required
College degree -preferred
Minimum four years homeowner relations/prop mgmt experience -required
Minimum five years supervisory experience -required
LMS or other reservations software -preferred
Communicate professionally in English, both written and verbal, on the phone and in person -required
Must be personable and comfortable speaking with guests and employees -required
Must be able to work Indoor/ Outdoor as you are frequently inspecting Lakeland Village Properties -required
Sales experience/abilities helpful -preferred
In person interviews - highly preferred
Must be able to lift up to 50 lbs. -required
Must be able to stand and walk for up to 8 hours –required
Experience in and passion for service.
Ability to prioritize tasks to satisfy various stakeholders.
Maintenance experience or familiarity.
Exemplary verbal and written communication skills in English. Ability to read, comprehend and write complex correspondence and effectively communicate with guests and homeowners using diplomacy and tact required. Ability to communicate in Spanish a plus.
Proficient with Microsoft Office applications - Excel, Word, Outlook, Access.
Valid driver's license required.
Flexible schedule including weekends, nights and holidays
